IntellCRE is an AI deal-launching engine that turns a raw data room into institutional-quality OMs, BOVs, decks, and live listing websites in seconds.
Most tools in this space automate one slice of the deal. IntellCRE is building the entire marketing layer around a deal, and it is all connected. Anton Zajac, Founder and CEO, came to this from an unusual place. He was a theoretical physicist who left string theory to run a multifamily fund in Southern California, raising capital and underwriting deals ten doors at a time. That is where he hit the wall himself, and where the idea started.
The core problem IntellCRE solves
Launching a deal is slow and manual. Rent rolls re-keyed by hand, BOVs sitting in a shared marketing queue, listing sites bolted together after the fact. One top-tier brokerage (yup, you know how it is) measured its own average time to produce a BOV once it had the data room: 37 hours. IntellCRE ran a two-week pilot with that team and the number dropped to 37 minutes.
Here is what that looks like in practice
You create a property by typing the address, property type, and offering type, then drop in the full data room. Photos, financials, the whole package. The system is pre-mapped, so it already knows where every photo goes, how it is categorized, and where each data point belongs. From there it builds the marketing layer around the deal.
The area and market work generates itself. IntellCRE pulls demographics, employers, points of interest, and radius metrics from licensed data sources, writes the area narrative with strong guardrails, and lays it on an editable map. The prompt changes by asset type, so a self-storage deal reads differently than a multifamily one. Every word and data point stays fully under your control.
The underwriting engine is close to a separate product on its own. It pulls the entire rent roll, current and market rents, and lets you model rent stabilization, lease-up scenarios, and per-unit renovation phases. Rent and sales comps are licensed nationwide and blended with your own comp library and IntellCRE's proprietary set. You can draw a polygon on the map to pull comps from a specific pocket, then let AI surface the strongest few. Equity waterfalls, financing scenarios, and sensitivity analysis all live in there too.
The WOW factor
From that single set of data, Anton built a full institutional OM live, with a preconfigured title page, executive summary, financials, sales and rent comps, market overview, and advisor bios all flowing in automatically. His words: the draft is "99.5% ready, if not 100%." Then with one click he spun the same deal into a live property website, cover video playing, financials optionally locked behind a lead-capture gate, and a brochure from the deal vault published straight onto it with view analytics tracking every download.
One thing Anton said that stuck with us: on the teams pushing hundreds of BOVs a month, "it's impossible to do without a system like this." When you watch the volume it produces, that is not a sales line.
Honest take
IntellCRE is genuinely the most instant deal-marketing tool we have tested.
