AGENTIC AI JUST REACHED CRE’S CAPITAL LAYER
What happened: On June 4, Morningstar Credit Analytics launched access to live CMBS and CRE surveillance data inside Anthropic’s Claude through MCP, and S&P Global shipped Credit Memo Builder, an agentic engine that drafts analyst-ready credit memos with in-line citations. The same week, Cotality joined Snowflake’s Open Semantic Interchange to standardize agentic underwriting, and Moody’s scheduled a session on its Anthropic and Microsoft work.
Why it matters for CRE: The biggest credit and data shops are not testing chatbots, they are wiring agents directly into underwriting and loan surveillance. The MCP piece is the one to watch, because it is the same connector approach we teach every week, and it means your AI can query loan-level data in plain English.
LEGORA BUYS ITS WAY INTO CRE
What happened: Legora, a legal-AI platform valued at $5.6B, acquired Cadastral, a NYC agentic-AI startup built for CRE workflows across acquisitions, underwriting, leasing, and zoning, whose clients include JLL, AvalonBay, Equity Residential, and Empire State Realty Trust. It is Legora’s fourth acquisition of 2026, it anchors a new NYC engineering hub, and the company says it closed the deal in 13 days using its own AI.
Why it matters for CRE: Legal AI just bought its way into the lease and transaction stack by acquiring a tool that CRE heavyweights already trust. Expect the legal-and-underwriting workflow to keep consolidating, and expect more of the point tools you use to get absorbed into larger platforms.
DATA CENTERS: CAPITAL FLOODS IN, COMMUNITIES PUSH BACK
What happened: Data-center capital hit a new gear this week. Q1 land deals jumped 141% to $3.3B, Alphabet moved to raise $80B for AI infrastructure (with $10B from Berkshire), and Oracle and OpenAI broke ground with Related Digital and Blackstone on Michigan’s “Barn” Stargate campus, the largest economic investment in state history. Goldman Sachs says private real estate and infrastructure capital will increasingly fund the buildout. At the same time, the backlash is present: Monterey Park voters banned data centers outright with 86% of the vote, Ohio paused its data-center tax exemption after it cost $1.59B in 2025, and a Hernando County, Florida moratorium advanced.
Why it matters for CRE: Power availability, not capital or tenant demand, is now the binding constraint on where these assets get built, and local politics has become a live underwriting risk. The capital wave cuts both ways. Cushman warns that record AI infrastructure bond issuance is competing for the same fixed-income money that funds CMBS and CRE credit, which can push your borrowing costs up even if the Fed cuts.
QUICK HITS
AI is the office market’s demand engine: AI firms took about a third of NYC’s tech office demand in Q1 (roughly 670K SF, up from 12% a year ago, per Colliers), and Phia, Veeva, and Edged all signed in Manhattan this week. It is the only real positive-absorption story in office right now.
Crexi Intelligence: Crexi shipped a plain-language zoning AI agent plus tenant rosters and real-time traffic data in one workflow, a direct shot at CoStar, and a single place to ask “can I build here” while you underwrite.
AI leadership goes mainstream: Greystone named a Chief Information and AI Officer and Transwestern added an AI Director. Senior AI roles are becoming standard CRE org structure.
Building ops goes agentic: Noda launched the first agentic platform for building operations, claiming a 0.5 to 2% NOI lift, and Cove expanded CoveAI across 600M SF as the property-management back office is automating fast.
Findigs raised a $32M Series C | AI leasing decisioning that issues yes/no calls on applications is pulling institutional capital, with rent-guarantee products on the horizon next.
Entrata filed an IPO on an “autonomous property management” AI story, and then caught a junk-fees class action lawsuit the same week. The first big proptech IPO of 2026 will test how public markets price an AI narrative.
